Post-Purchase Inspection (also called home condition report)

In a hot real estate market, many buyers are forced to make an offer without any conditions in an effort to appear more attractive to the seller. But waiving the inspection leaves buyers in the dark with regards to the condition of their new home. A post-purchase inspection provides them with the knowledge they need.

We evaluate your new home’s major structures and systems — like the roof, foundation, plumbing, heating, and electrical.  We encourage you to join us during the inspection, and to ask questions as you go.

You will get a thorough and detailed inspection report, which includes descriptions of all the systems in the home, as well as any recommended improvements or areas that will require immediate repair or maintenance.

Essentially, a post-purchase inspection aims to minimize risk to your investment by better understanding the condition of your new home. It helps you plan for significant expenses and to avoid the financial hardship that comes with costly surprises.

Pre-Listing Inspection (also called pre-sale or seller’s inspection)

If you’re selling, a pre-listing inspection can expedite the process by making your home more appealing to prospective buyers, assisting in property evaluation, and alerting you to issues that require necessary repairs. In a hot real estate market, it also reduces the risk of potential buyers walking away because there is no time for a home inspection.
